Hamburg, 30 March 2023 – SPIE Deutschland & Zentraleuropa, the German subsidiary of SPIE, the independent European leader in multi-technical services in the areas of energy and communications, has once again won the public tender to provide technical facility management for the building Caffamacherreihe 1–3 in Hamburg. This contract extension has been awarded by Sprinkenhof GmbH, the asset and project manager for municipal commercial properties of the Free and Hanseatic City of Hamburg. The collaboration with the customer began in 2019. The contract extension is set to run for three years with the option of extending it by another year.

Comprehensive technical facility management

SPIE Deutschland & Zentraleuropa will continue to oversee the technical facility management at Caffamacherreihe 1–3, which is notably home to the district office for Hamburg’s Mitte district, the Senate Chancellery and offices of JET Tankstellen Deutschland GmbH and Stadtküche GmbH, covering a gross floor area of around 90,000 square meters. For four years now, a six-person team from the SPIE Deutschland & Zentraleuropa’s Efficient Facilities operational division has been providing services for almost all the property’s building technology. This includes the maintenance, inspection and repair of the interior ventilation, air conditioning, lift, door, sprinkler, electrical, heating, and plumbing systems as well as the instrumentation and control technology. In addition, the multi-technical service provider monitors the building control center as well as the fire alarm system, 24 hours a day, seven days a week.

Customised solutions for energy-efficient operation

This year, SPIE will also implement the switch to LED lighting in the rented area of the office for Hamburg’s Mitte district and other parts of the building. “The goal of this measure is to achieve long-term energy savings. We are in constant contact with both our client and the tenants, and we are proactively putting forward proposals to optimize energy consumption,” said Thomas Rademacher, project manager at SPIE Deutschland & Zentraleuropa. Furthermore, the SPIE team frequently coordinates changes to rental areas and renovations. “We regularly liaise with the architects, engineering firms and subcontractors to ensure that everything runs smoothly,” continued Thomas Rademacher.

In the future, Sprinkenhof GmbH is planning to revitalise and reconfigure Caffamacherreihe and converting it into an office building for the public sector. “We will also be on hand to advise our customer when it comes to implementing this plan. We expertly develop customised solutions and implement them – after all, we are very familiar with the needs of both the customer and the building’s tenants,” said Andreas Helbing, Tender Director – North at the Efficient Facilities operational division.

A continued trusting cooperation

With this contract extension, SPIE and Sprinkenhof GmbH are further strengthening their trusting business relationship. “We were able to prevail over the competition with a very good concept and our high level of expertise. We now look forward to continuing and intensifying our successful partnership with our client and the tenants at Caffamacherreihe in the coming years,” said Lars Buchwald, Branch Manager – Hamburg at SPIE’s Efficient Facilities operational division, in conclusion.
